RMP’s Property and Facilities Fall and Winter Life Safety Reminders—Complete, Yet Continuous

This time of year, Realty Management Partners, located in Manchester, New Hampshire, shifts its focus from outdoor capital improvements to preparing the interiors of the properties and facilities it manages. This blog offers reminders for the benefit and safety of occupants and guests, as well as for responsible property maintenance and sustaining its value. Equally important are timely material delivery and thoughtful, diligent budgeting.

Chief among these preparations is a complete review of life safety measures. As explained previously, everyone will be indoors for the next several months, and it’s imperative to ensure the building’s boilers and heaters are checked and in good working order. Also, with shorter days, employees leave work after sunset, so all outside lights must be operable. October is National Fire Prevention Month. Checking the aforementioned equipment, as well as ensuring fire extinguishers are readily accessible, speaks to this month’s national safety topic.

It’s not too late to buy shovels and salt and keep buckets on hand for clearing walkways outside. Other reminders are more social in nature: make sure extra hand sanitizer and facial tissue are in abundant supply for employees and clients in the offices. As ever, Mr. Chuck Thibedeau, President of Realty Management Partners, enforces cleaning up after oneself on a job project or site. This is not a small thing. Such necessary effort minimizes hazards such as fire or injury.

With Mother Nature as a fickle variable, it’s wise to book a long contract with snowplow professionals. Early snowfall or a late winter storm is not uncommon, but it's still unpredictable. RMP regularly and thoroughly reviews the needs for internal and external projects. Many of these are scheduled to be completed before the weather turns.

What RMP appreciates, though, is that its team of maintenance technicians is capable and responsive. The team at RMP seeks to build long-term relationships with its clients, and each maintenance request is an opportunity to strengthen them. As a result, clients often ask for a specific maintenance technician by name to return.

In line with the foregoing, RMP is always mindful of budgeting. At this point in the year, RMP has already presented its clients with budget planning for the year ahead. This gives clients time to review and digest the plans RMP recommends.

Commercial real estate involves several moving parts: timely completion of capital improvements, budgeting, ordering and delivering materials, scheduling maintenance technicians’ time, and plan review, in addition to life safety measures and a host of other considerations. RMP is a subject matter expert in each of these areas, as it relates to the property and facilities asset management space.
